Apartment Life – Vaux estate.
Ok the Vaux estate contains the following familys.
- Jed/Maria Farmer
- Jonas/Selena Carpenter
- Brittney Baker
- Lynette Vaux
- Daria/Cole Raha
Naturally Orrick own’s his own home, I’ve also decided that Jed Farmer owns his farm, and Cole and Daria also own their own home as it will have been part of her Dowry from Orrick.
This leaves me with Lynette Vaux, Brittney Baker and Jonas Carpenter as tenants, and have reduced their family funds by the value of their old home.
Now the Vaux estate had some 2 family buildings already in place, it created them to look like long terraces and i intended to move poorer merchant familys into them, however with sim limits and generally pain but ness of trying to play two familys on one lot i never used them and left them for looks, however using the “changeLotZoning apartmentbase” cheat I’ve turned them into beautiful 2 family apartments YAY !!!! and I’ve also built a full set of family terraced accommodation.
I’ve also used this as abit of an opportunity to re-design the village i had a couple of lots that i liked but where built on uneven tiles so ive removed all of those leaving the newly created village looking much better.
I’ve moved all three family’s into one apartment block costing around $2000 per week as i figured they where all merchant class, the main difference is the cash on hand they had to re-decorate their new apartments.
The next step is to re-work the tax’s till now I’ve had the two class’s peasant/merchant and wether they are free or not which dictates how much i charge them in tax’s however now they all have this added bill “rent” and i want work out tax’s based on “lot value”.
what I’ve decided is that “indentured” commoners (or both class’s) can Only Rent, while free people can choose between either owning or renting.
The new system will look at things abit differently, rent because of the nature of it leaves the game as it where in game i see this as rent paid to the lord which is then used for up-keep and improvement of his land.
Tax’s will still be based on the value of the home you live in, but i now need to look at rented v’s owned lots, looking at the Vaux land the rent is quite high on these new apartments £2000 per week each, the carpenters / vaux’s will manage that no problem while its already quite a steep price for poor alone britteny.
What I’ve decided is that for the Vaux estate tax’s for people living in “rented” houses will be :-
- indentured Peasant – 40%
- Free Peasant – 35%
- Indentured Merchant – 30%
- Free Merchant – 25%
And this is calculated against the rent per week and divided by 2 as normal so some can be picked up on both sims turns.
This works out as
- Brittany – $538
- Jonas – $700 + (business tax’s)
- Lynette – $700
Naturally Business tax will be added to this as normal. This does mean Orrick’s bringing in less overall in the way of tax’s but it was the only way it was possible without hitting everyone too hard, after all they now have rent to pay. this means i may need to look at the rest of the tax system going up the tree right the way the the king.
